**Subject: Community Notice – Ongoing Legal Status of Anglers Cove Property**

To Our Valued Anglers, Vendors, and Bolles Harbor Community Members,

​

We hope this message finds you well. As we have received outreach, we are writing with sincere respect for our community and concern for all those who enjoy, support, and rely on the marina property currently operated as “Anglers Cove LLC,” located at 6647 Waters Edge Dr., near the Bolles Harbor Public Launch.

According to publicly recorded documents, Anglers SW Holdings Inc. holds the legal deed to the four parcels of land currently associated with the property. Legal proceedings are presently underway concerning the contractual and operational status of this property, and we want to offer transparency and support to all stakeholders during this period of transition.

Background

It was our original intention to finalize a land contract and assume operational responsibility for the marina by November 1, 2024. A formal closing was scheduled for December 4, 2024 through Hasset Title Company. During that process, we became aware of a previously undisclosed federal tax lien on the property, which prevented us from proceeding with the land contract at that time. Representatives of “Anglers Cove LLC” were not present at the meeting, and as of today, this legal matter remains unresolved.

 

Commitment to Our Community

While legal processes continue, we want to provide the following reassurances:

  1. Slip Holders:
    Anglers SW Holdings Inc. will not pursue or support any slipholder removals based on payment or non-payment while legal proceedings are active. We respectfully ask that slipholders do what they feel is best for the current operators, Anglers Cove LLC or defer payments until a legally recognized operating entity is determined. We will continue to advocate for minimal disruption to Anglers Cove LLC, and to your boating season.

  2. Vendors, Suppliers, and Utilities:
    If you are owed payment by “Anglers Cove LLC” and would like to share documentation for future legal review, please forward original invoices to wil@securadin.com. While Anglers SW Holdings Inc. is not responsible for the debts of third parties, we are committed to working toward fair and transparent outcomes if legal authority is transferred.

  3. To the Bolles Harbor Community at Large:
    We acknowledge and sincerely apologize for the deterioration in property conditions, maintenance, and service levels in recent years. Should legal proceedings confirm our right to operate the marina, we are fully committed to revitalizing the site—creating a welcoming, safe, and well-maintained environment for our guests, patrons, and vendors.

 

We understand this situation creates uncertainty, and we are grateful for your patience, professionalism, and support. Our goal is to restore this special community asset with integrity and care.

 

We remain hopeful for a smooth resolution—and an exciting and fulfilling 2025 fishing season ahead.
